What drives us

Our Mission

Architecture is not about buildings — it's about people. We design spaces that support how you live, work, and feel. Every decision, from site orientation to door handle, is made with the end user in mind.

We are committed to sustainable practice, transparent process, and honest dialogue with every client. We don't hand over blueprints and disappear — we walk beside you from first sketch to final key.

How we work

Our Process

Week 1–2

Discovery & Brief

We meet, listen, and ask questions. We visit the site, understand your goals, budget, and timeline, then deliver a project brief you approve before anything begins.

01
Week 3–6

Concept Design

Two to three concept directions with moodboards, floor plan sketches, and material ideas. We present, discuss, and refine until the concept is undeniably right.

02
Week 7–14

Design Development

Approved concept becomes a detailed design. Exact dimensions, 3D renderings, material schedules, and MEP coordination. You see it before it's built.

03
Week 15–18

Construction Documents

Complete technical drawings for permit submission and contractor tendering. We handle the DOB process and coordinate all specialist consultants.

04
Construction Phase

Supervision & Handover

Regular site visits, contractor coordination, and quality sign-off at every stage. We stay until the last detail is right — then hand over the keys.

Questions

FAQ

A full design-and-build project typically takes 12–24 months for residential and 8–18 months for interiors. The design phase alone is usually 3–5 months. Timelines depend on project complexity, permit processing, and contractor schedules. We give you a realistic schedule at the end of the discovery phase.
We work on a percentage of construction cost (typically 10–15%) for full-service architecture, or a fixed fee for interior design and specific scope engagements. We're transparent about fees from the first meeting — no hidden costs. Initial 45-minute consultation is at no charge.
Yes. While most of our work is in the NYC metro area, we regularly take on projects in the Hamptons, Hudson Valley, Connecticut, and New Jersey. For projects further afield we assess on a case-by-case basis.
Yes — always. Photorealistic renders and walkthrough animations are included in our design development phase. We don't proceed to construction documents until you've seen your future space in full detail and signed off on it.
Yes. We prepare and file all permit applications with the NYC Department of Buildings and manage the entire approval process — structural, MEP, fire protection — on your behalf.
Absolutely. We offer modular services — concept only, design development, construction documents, or full-service including supervision. We do recommend at minimum periodic site visits to protect design integrity, but the choice is yours.
